For us, it’s key that a clear link between development and local growth is well established from the outset. This involves carefully analysing established residential and commercial areas to identify gaps in important infrastructure, or leading new projects from inception through to completion that successfully deliver on key requirements for new communities.
Whether it’s planning for a new master-planned estate, a community hub or a new childcare centre, these key principles are at our core.
A focus on growth areas
Underpinning the success of any new project is its location. Across Melbourne, there are several key growth areas or ‘corridors’ situated throughout the city’s North, West and South-East.
We typically seek to acquire land parcels in growth areas, and our team undertakes an extensive research program to obtain and analyse the important information and data that informs our development approach. This includes considering State Government Precinct Structure Plans (PSPs), which allow us to understand the future direction and aspirations of areas within these growth corridors.
Our $70 million Kalkallo Town Centre project is a strong example of this in action. The considered mixed-use precinct which has recently commenced construction will deliver a new full-line Woolworths supermarket, 148-place childcare centre, a service station and boutique retail within the growing Cloverton estate in Melbourne’s north.
Identifying the amenity that communities need
Our key point of difference that sets us apart is our ability to identify the current and future needs of areas and deliver on these in an agile way to create thriving, well-equipped communities.
Our breadth of expertise in property development means we’re also able to successfully cater for diversification across amenity, including childcare, major supermarkets, medium-density residential projects, as well as a variety of small businesses and retail.
This has resulted in the successful development of several community hubs across different locations in Victoria that add proven value to local areas and support greater connection between the people that live there – ultimately fostering a sense of belonging.
Post-completion analysis
Following the delivery of an Oreana Property project, our development team always come together to review its performance, as well as gather feedback from our stakeholders, with a view to identifying areas of improvement for future developments.
This allows us to understand whether the project has met our planning goals and is delivering for its end users and the community as it should.
Factors such as the sales or leasing performance of the development, a project’s synergy within a broader development site, as well as how it is meeting the needs of the community are all reflected upon.
Every new development we embark on is different, however our overarching ability and strength to deliver projects that support the creation of thriving new communities or add value to existing communities remains the same.
